Air drain

nounStandard termBuilding

An empty trench or space left around a foundation wall to keep it dry.

A narrow, vertical cavity or trench constructed around the exterior of a below-grade foundation wall. By preventing direct contact between the damp earth and the masonry, it allows moisture to evaporate and keeps the basement or crawl space dry.
